[00:00:30] [SPEAKER_01]: Hey guys, as you know, this is typically where we will interview, get into the nitty-gritty.

[00:00:36] [SPEAKER_01]: Today we might talk a little bit about the nitty-gritty of the whole multifamily market

[00:00:40] [SPEAKER_01]: instead of some specific deals because as you guys know today on the episode our multifamily

[00:00:45] [SPEAKER_01]: rockstar is Rod Khleif himself and we're gonna do a little bit of interview, a little

[00:00:49] [SPEAKER_01]: bit of a different style interview of me interviewing Rod here and let him get into

[00:00:55] it.

[00:00:55] [SPEAKER_01]: What's going on Rod?

[00:00:56] [SPEAKER_01]: Yeah, let's do it.

[00:00:57] [SPEAKER_01]: Let's do it brother.

[00:00:58] [SPEAKER_01]: So yeah, tell us a little bit about, I know we wanted to dive into some different things

[00:01:04] [SPEAKER_01]: for success and what to do into the market and I know we'll get into the market and

[00:01:08] [SPEAKER_01]: what's going well, what's not going well in multifamily right now but start us off

[00:01:12] [SPEAKER_01]: with some things that people should be doing and just general success principles.

[00:01:16] [SPEAKER_01]: Let's start there.

[00:01:17] [SPEAKER_00]: Sure, sure.

[00:01:18] [SPEAKER_00]: Well let's do this.

[00:01:19] [SPEAKER_00]: Those of you that don't know my background and I'm sure there's some of you that

[00:01:27] [SPEAKER_00]: haven't heard my story and so I'm gonna briefly discuss my story and the framework for what

[00:01:32] [SPEAKER_00]: I want to talk about today.

[00:01:34] [SPEAKER_00]: So if you don't know, I'm a Dutch immigrant immigrated from the Netherlands, you know

[00:01:38] [SPEAKER_00]: think wooden shoes and windmills and immigrated this country when I was six years old with

[00:01:43] [SPEAKER_00]: my brother Albert, my mother's Vantje and we ended up in Denver Colorado.

[00:01:48] [SPEAKER_00]: Didn't have much.

[00:01:49] [SPEAKER_00]: In fact, I wore clothes from the Goodwill and the Salvation Army literally all the

[00:01:53] [SPEAKER_00]: junior high school till finally I got disgusted and lied about my age and got a job at Burger

[00:01:57] [SPEAKER_00]: King flipping burgers so I could buy my own clothes and ultimately buy a car.

[00:02:02] [SPEAKER_00]: And you know, I know that some of you had it harder than we did but you know I knew

[00:02:06] [SPEAKER_00]: I wanted more.

[00:02:07] [SPEAKER_00]: I mean back then I remember we were eating expired food.

[00:02:11] [SPEAKER_00]: We shopped at an expired food store believe it or not and we drank powdered milk

[00:02:16] [SPEAKER_00]: with our cereal in the morning because it was cheaper than real milk and trust

[00:02:18] [SPEAKER_00]: me it sounds better than it is.

[00:02:20] [SPEAKER_00]: And so like I said, I know some of you may have had it harder than we did but luckily

[00:02:24] [SPEAKER_00]: my mom had an incredible work ethic which was really inspiring for me and she babysit

[00:02:29] [SPEAKER_00]: a bunch of kids so we'd have enough money to eat and buy things we needed.

[00:02:33] [SPEAKER_00]: And with her babysitting money she was a bit of an entrepreneur so she actually

[00:02:36] [SPEAKER_00]: invested in the stock market successfully and IPOs without any formal education and

[00:02:40] [SPEAKER_00]: she also started buying real estate.

[00:02:42] [SPEAKER_00]: Well the first real estate acquisition for her was their house directly across the

[00:02:45] [SPEAKER_00]: street from us.

[00:02:46] [SPEAKER_00]: She bought from a family named the Jules for about 30 grand when I was about 14.

[00:02:50] [SPEAKER_00]: Now when I was about 17 she told me she'd made $20,000 in her sleep that had

[00:02:55] [SPEAKER_00]: gone up in value 20 grand and trust me this was when 20 grand was a lot of

[00:02:58] [SPEAKER_00]: money.

[00:02:59] [SPEAKER_00]: And I'm like what?

[00:03:00] [SPEAKER_00]: You made 20 grand you didn't do anything?

[00:03:02] [SPEAKER_00]: Screw college.

[00:03:03] [SPEAKER_00]: I'm not going to do college.

[00:03:03] [SPEAKER_00]: I'm going to get into real estate.

[00:03:05] [SPEAKER_00]: So I went out and got my real estate broker's license right when I turned 18.

[00:03:08] [SPEAKER_00]: I could have my own office.

[00:03:10] [SPEAKER_00]: They got smart.

[00:03:10] [SPEAKER_00]: Now you need to have some experience before you can be a broker but and I was

[00:03:14] [SPEAKER_00]: smart enough to work underneath the broker but I was still living at home.

[00:03:19] [SPEAKER_00]: My first year in real estate I made about 8 grand.

[00:03:21] [SPEAKER_00]: My second year maybe 10 grand but my third year I made over 100,000 dollars

[00:03:25] [SPEAKER_00]: which back in 1970 or actually 1980 with some real money.

[00:03:31] [SPEAKER_00]: OK.

[00:03:31] [SPEAKER_00]: And so what happened between year two and year three that caused me to 10x

[00:03:34] [SPEAKER_00]: my income.

[00:03:35] [SPEAKER_00]: Well what happened was I met a guy who was a guy I was working for the

[00:03:38] [SPEAKER_00]: broker I was working for actually that taught me about the importance of

[00:03:41] [SPEAKER_00]: mindset and psychology.

[00:03:42] [SPEAKER_00]: And you guys know I'm a big proponent for mindset and psychology which is why I do

[00:03:46] [SPEAKER_00]: those own your power clips every week to get you juiced because that's 80 to 90

[00:03:51] [SPEAKER_00]: percent of your success in anything is your mindset and psychology.

[00:03:54] [SPEAKER_00]: And so one of the things that you know sometimes when I've interviewed on

[00:03:58] [SPEAKER_00]: other shows I'll talk about this but I don't think I've ever talked about it

[00:04:01] [SPEAKER_00]: on my show for God's sakes and it's a little ridiculous and that is the

[00:04:04] [SPEAKER_00]: strategies that I used you know in my to have the success that I have

[00:04:10] [SPEAKER_00]: because basically you know when I circle back I've owned over 2000 houses

[00:04:15] [SPEAKER_00]: that I've rented long term.

[00:04:16] [SPEAKER_00]: You know in 2006 my net worth went up 17 million dollars while I slept.

[00:04:21] [SPEAKER_00]: And if you want to do the math on that which I did of course because I

[00:04:24] [SPEAKER_00]: thought I was a freaking real estate God it's about eighty three hundred

[00:04:27] [SPEAKER_00]: dollars an hour over a 40 hour work week for the whole year.

[00:04:31] [SPEAKER_00]: And you know I got a head so big I could barely fit it through a door

[00:04:34] [SPEAKER_00]: and if you've heard me if you've heard my story you know God gave me a

[00:04:37] [SPEAKER_00]: nice little smack down.

[00:04:38] [SPEAKER_00]: That was 2008.

[00:04:39] [SPEAKER_00]: I lost 50 million dollars in 2008.

[00:04:42] [SPEAKER_00]: And so as you guys know I'm known for talking about the mindset it took to

[00:04:46] [SPEAKER_00]: have 50 million to lose in the first place and probably more importantly

[00:04:49] [SPEAKER_00]: the mindset it took to recover from losing 50 million dollars.

[00:04:53] [SPEAKER_00]: So Mark I think we should talk about that if you're good with it and just

[00:04:56] [SPEAKER_00]: talk about some of the strategies for success.

[00:04:58] [SPEAKER_00]: All right well let's get let's get into it.

[00:05:00] [SPEAKER_00]: So it all starts with burning desire.

[00:05:03] [SPEAKER_00]: You got to freaking want it.

[00:05:05] [SPEAKER_00]: You got to have a hunger.

[00:05:06] [SPEAKER_00]: And so you know if you come to one of my boot camps the first thing we do

[00:05:09] [SPEAKER_00]: is goal setting and really on steroids because how do you get anything if

[00:05:13] [SPEAKER_00]: you don't know what it is.

[00:05:14] [SPEAKER_00]: You got to know what it is you want and why you want it.

[00:05:17] [SPEAKER_00]: And so you know that like I said that's the first thing we do at

[00:05:20] [SPEAKER_00]: every event that I have because that's how you get that's how you

[00:05:24] [SPEAKER_00]: do create that burning desire and that hunger you know.

[00:05:27] [SPEAKER_00]: And you just got to want it bad.

[00:05:29] [SPEAKER_00]: So you've got to have your written goals and you've got to have why

[00:05:31] [SPEAKER_00]: those goals are a must.

[00:05:33] [SPEAKER_00]: Now if you want to do I do a goal setting workshop most years on

[00:05:42] [SPEAKER_00]: It's at the bottom.

[00:05:43] [SPEAKER_00]: There's a guide you can download.

[00:05:45] [SPEAKER_00]: I'm not going to try to sell you anything.

[00:05:46] [SPEAKER_00]: Here's the sad reality Mark most people spend more time planning a

[00:05:50] [SPEAKER_00]: birthday party or a Christmas party than they do designing their lives and

[00:05:54] [SPEAKER_00]: doing your goals and your wise is designing your freaking life.

[00:05:57] [SPEAKER_00]: So you've got to do it.

[00:05:58] [SPEAKER_00]: And that's that that hunger and that desire is how you push through fear.

[00:06:03] [SPEAKER_00]: It's how you get started.

[00:06:05] [SPEAKER_00]: It's how you push through limiting beliefs or maybe you're comfortable and

[00:06:09] [SPEAKER_00]: the comfort zones a nice warm place and we all know nothing freaking grows there.

[00:06:13] [SPEAKER_00]: Right.

[00:06:13] [SPEAKER_00]: So that's how you you know that's how it works.

[00:06:15] [SPEAKER_00]: And you know with that burning desire when you get knocked down which you

[00:06:19] [SPEAKER_00]: inevitably will you know you'll get back up and you keep going.

[00:06:23] [SPEAKER_00]: And so that's probably one of the most important pieces of these strategies.

[00:06:26] [SPEAKER_00]: And so you know like when I lost everything in 2008 and nine I had to

[00:06:32] [SPEAKER_00]: reassociate with my goals I had to because it was really easy for me to get

[00:06:35] [SPEAKER_00]: caught up in a pity party and think about all that loss because I thought I

[00:06:38] [SPEAKER_00]: was set for life.

[00:06:39] [SPEAKER_00]: And you know I did hide under a rock for a few months feeling sorry for

[00:06:42] [SPEAKER_00]: myself but then I'm like you know what I got to this is ridiculous so I

[00:06:45] [SPEAKER_00]: reassociated with my goals recreated that burning desire and and by

[00:06:51] [SPEAKER_00]: the way it's the same way to get started.

[00:06:53] [SPEAKER_00]: This is why I do it at my boot camps.

[00:06:54] [SPEAKER_00]: You've got to have that to get going.

[00:06:56] [SPEAKER_00]: And so you know and when when you have that burning desire and you want

[00:07:01] [SPEAKER_00]: success as bad as you want to breathe success is inevitable.

[00:07:05] [SPEAKER_00]: So you know that's the first piece and you have to decide you're not going to

[00:07:08] [SPEAKER_00]: be average.

[00:07:09] [SPEAKER_00]: And so you know when you do your goals get pictures of them put them around

[00:07:13] [SPEAKER_00]: you get vision boards do all of that stuff because it works.

[00:07:16] [SPEAKER_00]: Put put put your goals on your screen saver put them around you on the

[00:07:20] [SPEAKER_00]: wall.

[00:07:20] [SPEAKER_00]: You saw the walls downstairs in my exercise room and I've got pictures of

[00:07:24] [SPEAKER_00]: all the things that I want.

[00:07:25] [SPEAKER_00]: And and that's how you manifest this stuff guys.

[00:07:28] [SPEAKER_00]: It freaking works.

[00:07:29] [SPEAKER_00]: Trust me on this.

[00:07:30] [SPEAKER_00]: So that's it.

[00:07:31] [SPEAKER_00]: Then the next piece is you got to make a decision like I did back then when I

[00:07:35] [SPEAKER_00]: lost everything I'm like all right this is enough get up off your ass and go

[00:07:38] [SPEAKER_00]: make something happen.

[00:07:38] [SPEAKER_00]: You got to make a decision.

[00:07:40] [SPEAKER_00]: Okay.

[00:07:41] [SPEAKER_00]: And the Latin word for the word decision means to cut off.

[00:07:43] [SPEAKER_00]: It's not dipping your toe in the water.

[00:07:45] [SPEAKER_00]: It's not one foot in one foot out.

[00:07:47] [SPEAKER_00]: You're either all in or you're out.

[00:07:49] [SPEAKER_00]: Okay.

[00:07:50] [SPEAKER_00]: And once you make that decision you're like a train on a freaking track.

[00:07:54] [SPEAKER_00]: If you don't make a decision you're going to get knocked off track.

[00:07:57] [SPEAKER_00]: Okay.

[00:07:58] [SPEAKER_00]: Because once you make a decision you're committed.

[00:08:00] [SPEAKER_00]: Okay.

[00:08:00] [SPEAKER_00]: And then once you're committed it's no longer a dream it's a freaking outcome.

[00:08:04] [SPEAKER_00]: Now motivation will get you started but it's that decision and commitment

[00:08:07] [SPEAKER_00]: that gets you home.

[00:08:08] [SPEAKER_00]: So that's the next piece.

[00:08:10] [SPEAKER_00]: And I'll also tell you you've got to own 100 percent of every aspect of

[00:08:15] [SPEAKER_00]: your life.

[00:08:15] [SPEAKER_00]: The good and the bad.

[00:08:17] [SPEAKER_00]: You know 100 percent responsibility.

[00:08:19] [SPEAKER_00]: You can't shirk your responsibility.

[00:08:21] [SPEAKER_00]: So decision commitment.

[00:08:23] [SPEAKER_00]: Then the next piece is you got to take the first step.

[00:08:25] [SPEAKER_00]: You know Dr. Martin Luther King said you don't have to see the entire staircase.

[00:08:30] [SPEAKER_00]: You take that first step in faith the next step will be revealed.

[00:08:33] [SPEAKER_00]: Lao Tzu thousands of years ago said the journey of a thousand miles begins

[00:08:37] [SPEAKER_00]: with a single step.

[00:08:38] [SPEAKER_00]: Now I see it with my students all the time my warriors my coaching students.

[00:08:42] [SPEAKER_00]: You know that they don't they don't have a deal yet.

[00:08:45] [SPEAKER_00]: It's been three months four months five months six months sometimes eight

[00:08:48] [SPEAKER_00]: months and they're like complaining and I'm like you know what to do.

[00:08:51] [SPEAKER_00]: Keep making the phone calls.

[00:08:53] [SPEAKER_00]: Don't get caught up in busy work.

[00:08:54] [SPEAKER_00]: I'm kicking them in the butt to get keep going.

[00:08:57] [SPEAKER_00]: Then they get a deal and you know that first deal it's the scariest.

[00:09:00] [SPEAKER_00]: It's the hardest.

[00:09:01] [SPEAKER_00]: It's the most stressful.

[00:09:02] [SPEAKER_00]: It takes the longest.

[00:09:03] [SPEAKER_00]: Then they get one and they have three.

[00:09:06] [SPEAKER_00]: I'm like what the hell just happened.

[00:09:07] [SPEAKER_00]: See it's that law of the first deal.

[00:09:09] [SPEAKER_00]: And so I got to tell you but you got to take that first step.

[00:09:12] [SPEAKER_00]: And sometimes for many of you especially you analytical ones you know who you are.

[00:09:17] [SPEAKER_00]: You know how you have to check off every single box before you make a move.

[00:09:20] [SPEAKER_00]: You can't do that here.

[00:09:21] [SPEAKER_00]: You got to understand that that you know there's a there's a map and a blueprint for this business.

[00:09:27] [SPEAKER_00]: And you know if you follow that success is inevitable.

[00:09:30] [SPEAKER_00]: You've just got to do it.

[00:09:32] [SPEAKER_00]: But but sometimes that that first step is the most the biggest decision of your life.

[00:09:37] [SPEAKER_00]: Here's the thing for those of you that are super analytical I want to give you an analogy.

[00:09:40] [SPEAKER_00]: You can drive all the way across the United States at night with your headlight

[00:09:44] [SPEAKER_00]: only seeing 50 feet in front of you and you'll know you'll make it.

[00:09:47] [SPEAKER_00]: Now you know you may have some obstacles in the way but you know other people have

[00:09:51] [SPEAKER_00]: done it before you.

[00:09:52] [SPEAKER_00]: It's the same way with this multifamily business guys.

[00:09:54] [SPEAKER_00]: So keep that in mind and just remember this.

[00:09:57] [SPEAKER_00]: This life is not a dress rehearsal.

[00:10:00] [SPEAKER_00]: OK.

[00:10:00] [SPEAKER_00]: This is your freaking life.

[00:10:02] [SPEAKER_00]: And you know you think you have time right.

[00:10:06] [SPEAKER_00]: You don't want any regrets.

[00:10:08] [SPEAKER_00]: You know a lot of a lot of people fear failure.

[00:10:10] [SPEAKER_00]: I'm going to tell you fear regret much more than failure.

[00:10:12] [SPEAKER_00]: I have failed my way to success.

[00:10:14] [SPEAKER_00]: I you know and that's how most entrepreneurs have done it.

[00:10:17] [SPEAKER_00]: You know I call them seminars.

[00:10:18] [SPEAKER_00]: You know that was a 50 million dollar seminar.

[00:10:20] [SPEAKER_00]: It was a big freaking seminar but it was a 50 million dollar seminar.

[00:10:24] [SPEAKER_00]: And so you know don't have any regret.

[00:10:27] [SPEAKER_00]: There was this nurse in Australia named Bronnie Ware.

[00:10:29] [SPEAKER_00]: She was a hospice nurse and so she took care of patients when they were about to die.

[00:10:33] [SPEAKER_00]: And this is a great example of regret.

[00:10:35] [SPEAKER_00]: And she asked them do you have any regrets?

[00:10:38] [SPEAKER_00]: And she even wrote a book about it something like the five regrets of dying.

[00:10:41] [SPEAKER_00]: And you know what the number one regret was.

[00:10:44] [SPEAKER_00]: It was not living the life I could have lived living someone else's life not doing

[00:10:47] [SPEAKER_00]: what I know I'm capable of.

[00:10:49] [SPEAKER_00]: I can't think of anything worse than that Mark.

[00:10:51] [SPEAKER_00]: I don't you know I don't I'm sure you guys listening agree.

[00:10:54] [SPEAKER_00]: So don't fear failure fear regret.

[00:10:57] [SPEAKER_00]: Now speaking of fear that's another thing that holds people back fear and limiting beliefs.

[00:11:02] [SPEAKER_00]: You know when I immigrated this country I didn't speak English.

[00:11:05] [SPEAKER_00]: And my mom proud Dutch woman that she is so I found out what bullies were.

[00:11:09] [SPEAKER_00]: I got thrown into school found out what bullies were and then my mom like I said

[00:11:12] [SPEAKER_00]: proud Dutch women she is threw me sent me to school in wooden shoes

[00:11:16] [SPEAKER_00]: and those leather shorts the Germans wear for Oktoberfest for show and tell.

[00:11:20] [SPEAKER_00]: And of course I got my ass kicked again.

[00:11:22] [SPEAKER_00]: And you know and then the bullies would chase me home and she chased them off with a flyswatter.

[00:11:27] [SPEAKER_00]: So the next day I got an ass beaten and you know I came up with this belief system

[00:11:31] [SPEAKER_00]: that I wasn't good enough.

[00:11:32] [SPEAKER_00]: I used to ask myself how can I show them I'm good enough.

[00:11:34] [SPEAKER_00]: Which of course presuppose that I wasn't.

[00:11:36] [SPEAKER_00]: Then I had you know things that all of us have had happened to us.

[00:11:39] [SPEAKER_00]: I was in love with this girl that I thought I was in love with at like eight or nine years old.

[00:11:44] [SPEAKER_00]: She embarrassed me on the playground in front of a bunch of kids.

[00:11:47] [SPEAKER_00]: And again I came up with this belief system that I just wasn't good enough.

[00:11:50] [SPEAKER_00]: And here's the thing a lot of people have these limiting belief systems.

[00:11:54] [SPEAKER_00]: I'm not good enough.

[00:11:55] [SPEAKER_00]: That's a big one.

[00:11:56] [SPEAKER_00]: I'm not smart enough.

[00:11:57] [SPEAKER_00]: I'm not analytical enough.

[00:11:58] [SPEAKER_00]: That's another one.

[00:11:59] [SPEAKER_00]: I'm not old enough.

[00:12:00] [SPEAKER_00]: I'm not young enough.

[00:12:01] [SPEAKER_00]: You know I don't have enough money.

[00:12:03] [SPEAKER_00]: I don't have enough time.

[00:12:04] [SPEAKER_00]: But here's the thing to remember guys there's a reason the acronym for belief systems is BS.

[00:12:08] [SPEAKER_00]: Because 99 percent of them are BS.

[00:12:10] [SPEAKER_00]: But see we've had some emotional thing happen to us in our childhood.

[00:12:13] [SPEAKER_00]: And we believe they're real and they're not.

[00:12:15] [SPEAKER_00]: They have no basis in fact.

[00:12:17] [SPEAKER_00]: So if you have one of these BS belief systems what I'm going to encourage you to do is drag

[00:12:22] [SPEAKER_00]: it out into the daylight.

[00:12:23] [SPEAKER_00]: Look at it with your adult rational mind.

[00:12:26] [SPEAKER_00]: Recognize that it's just your brain playing tricks on you.

[00:12:29] [SPEAKER_00]: You know I used to be afraid to raise my hand in front of Ted kids in class.

[00:12:33] [SPEAKER_00]: I'm afraid I'd be embarrassed or humiliated.

[00:12:35] [SPEAKER_00]: And now I speak in front of freaking thousands of people a year in flip-flops.

[00:12:38] [SPEAKER_00]: I just don't care anymore because I've pushed through that limiting belief.

[00:12:41] [SPEAKER_00]: And you can do the same thing.

[00:12:43] [SPEAKER_00]: The most successful people on the planet have the highest degree of focus.

[00:12:48] [SPEAKER_00]: And where your focus goes your energy flows.

[00:12:51] [SPEAKER_00]: So that's a Tony Robbins quote.

[00:12:53] [SPEAKER_00]: I'm not going to steal that from him.

[00:12:54] [SPEAKER_00]: But I will tell you incredible focus equals incredible success.

[00:12:58] [SPEAKER_00]: Now here's the thing about focus though.

[00:13:00] [SPEAKER_00]: Whatever you focus on gets larger both positive and negative.

[00:13:04] [SPEAKER_00]: You know like I get people call me and say how do I get out of student loan debt?

[00:13:08] [SPEAKER_00]: And I'm like wrong freaking question.

[00:13:09] [SPEAKER_00]: How do you make so much money that debt's irrelevant?

[00:13:11] [SPEAKER_00]: Is the right question.

[00:13:13] [SPEAKER_00]: You know they asked Mother Teresa if she was anti-war.

[00:13:16] [SPEAKER_00]: And she said no I'm pro-peace.

[00:13:19] [SPEAKER_00]: You see the difference right?

[00:13:22] [SPEAKER_00]: And I'll tell you it's very easy to also dilute your focus.

[00:13:25] [SPEAKER_00]: I remember you know I'm a serial entrepreneur.

[00:13:27] [SPEAKER_00]: I've built 29 businesses and you know several worth tens of millions of dollars.

[00:13:32] [SPEAKER_00]: I got three right now that are.

[00:13:34] [SPEAKER_00]: But most were spectacular flaming seminars.

[00:13:37] [SPEAKER_00]: Remember we fail our way to success right?

[00:13:39] [SPEAKER_00]: Well I remember I've had yogurt shops in Denver.

[00:13:42] [SPEAKER_00]: I've had vending carts selling ice cream bars carpet cleaning business.

[00:13:46] [SPEAKER_00]: Oh gosh mortgage companies you name it.

[00:13:49] [SPEAKER_00]: And I had my focus was massively diluted when I had all these different businesses

[00:13:53] [SPEAKER_00]: going one right after another.

[00:13:55] [SPEAKER_00]: And so I will tell you I do everything I can now to not dilute my focus.

[00:14:00] [SPEAKER_00]: Including even my decision making.

[00:14:02] [SPEAKER_00]: You'll notice I'm typically in a black or dark blue v-neck.

[00:14:05] [SPEAKER_00]: And I've got about 100 of them.

[00:14:06] [SPEAKER_00]: So I don't have to think about what I'm going to wear.

[00:14:09] [SPEAKER_00]: I avoid brain fatigue.

[00:14:11] [SPEAKER_00]: And additionally you know I don't know about you but I'll be sitting watching Netflix

[00:14:15] [SPEAKER_00]: and I'll be scrolling through freaking social media while I'm doing that.

[00:14:18] [SPEAKER_00]: That kills your focus.

[00:14:20] [SPEAKER_00]: You know you may or may not know I have this is the largest commercial real estate

[00:14:25] [SPEAKER_00]: podcast on the planet.

[00:14:26] [SPEAKER_00]: I think we're probably pushing 24 million downloads at this point.

[00:14:29] [SPEAKER_00]: And I get excited about that but I listen to two podcasts.

[00:14:33] [SPEAKER_00]: One of them is Joe Rogan and the other one is Tim Ferriss.

[00:14:36] [SPEAKER_00]: But I listen to them so I get you know they're on both sides of the aisle.

[00:14:39] [SPEAKER_00]: I mean you guys if you listen to me you know I'm definitely on one side of the aisle

[00:14:42] [SPEAKER_00]: than the other.

[00:14:43] [SPEAKER_00]: But I try to listen to both to try to be balanced.

[00:14:46] [SPEAKER_00]: And on Tim Ferriss' show which is on the other side of the aisle.

[00:14:50] [SPEAKER_00]: He interviews the best of the best in the world.

[00:14:52] [SPEAKER_00]: And it's in fascinating intriguing conversations with people you know.

[00:14:56] [SPEAKER_00]: Best actors on the planet Arnold you know Hugh Jackman, Jamie Foxx,

[00:15:00] [SPEAKER_00]: Ed Norton you name it billionaires like Ray Dalio.

[00:15:04] [SPEAKER_00]: Best athletes on the planet NFL NBA players you know Michael Phelps the swimmer and

[00:15:09] [SPEAKER_00]: and CEOs of the biggest companies in the world like Zuckerberg.

[00:15:23] [SPEAKER_00]: What does meditation enhance?

[00:15:25] [SPEAKER_00]: Focus right.

[00:15:26] [SPEAKER_00]: So again focus is huge guys and anything you can do to enhance it is huge.

[00:15:31] [SPEAKER_00]: Now this next piece that I want to talk about is especially important in multifamily.

[00:15:37] [SPEAKER_00]: And multifamily is a team sport.

[00:15:39] [SPEAKER_00]: And you've got to play to your strengths.

[00:15:41] [SPEAKER_00]: Don't try to build your weaknesses.

[00:15:43] [SPEAKER_00]: Your strengths are your greatest assets.

[00:15:45] [SPEAKER_00]: You know success comes much faster when you maximize your strengths.

[00:15:50] [SPEAKER_00]: And what I will tell you is align hire or partner for your weaknesses.

[00:15:54] [SPEAKER_00]: This is the reason my warriors are so freaking successful.

[00:15:56] [SPEAKER_00]: And with that we just came off of a warrior only event this last weekend.

[00:16:00] [SPEAKER_00]: Literally the day before yesterday here in Sarasota.

[00:16:03] [SPEAKER_00]: I had a few hundred of my warriors here.

[00:16:04] [SPEAKER_00]: It was a kick in the ass and we dove deep on a bunch of different topics.

[00:16:07] [SPEAKER_00]: But I started doing those because we discovered my most successful warriors

[00:16:11] [SPEAKER_00]: are the ones that are most connected in that community.

[00:16:14] [SPEAKER_00]: And so we started doing things to facilitate those connections.

[00:16:17] [SPEAKER_00]: Like you know we do random speed dating where we'll have Q&A calls

[00:16:20] [SPEAKER_00]: and have a speed dating breakout sessions after those.

[00:16:23] [SPEAKER_00]: But we started doing these warrior events.

[00:16:25] [SPEAKER_00]: And like I said we just had this one it was awesome.

[00:16:27] [SPEAKER_00]: But the reason they're so successful is because they team up.

[00:16:32] [SPEAKER_00]: And you get somebody that's for example outgoing connected with someone

[00:16:35] [SPEAKER_00]: that's analytical maybe connected with someone that's process driven

[00:16:39] [SPEAKER_00]: and great for asset management.

[00:16:41] [SPEAKER_00]: And success is freaking inevitable.

[00:16:42] [SPEAKER_00]: There's a reason they own well over 200,000 units

[00:16:45] [SPEAKER_00]: is because they play to their strengths.

[00:16:48] [SPEAKER_00]: See your strengths are your greatest assets.

[00:16:51] [SPEAKER_00]: When and if you're playing to your strengths you're going to love what you do.

[00:16:53] [SPEAKER_00]: And if you love what you do you never work another day in your life.

[00:16:57] [SPEAKER_00]: And you're in the Kwan like in the movie Jerry Maguire.

[00:17:01] [SPEAKER_00]: I mean you're in the zone.

[00:17:02] [SPEAKER_00]: You're loving life right?

[00:17:04] [SPEAKER_00]: And I will tell you the other thing is if you're playing to your strengths

[00:17:09] [SPEAKER_00]: you're going to be passionate.

[00:17:10] [SPEAKER_00]: And passion is required to influence people.

[00:17:14] [SPEAKER_00]: And when you love what you do it's you're passionate.

[00:17:18] [SPEAKER_00]: You have the ability to influence and success requires your ability to influence.

[00:17:22] [SPEAKER_00]: In our business you're going to be influencing potential partners,

[00:17:27] [SPEAKER_00]: investors, sellers, brokers, you name it.

[00:17:31] [SPEAKER_00]: And so it's really important to play with what you're strong at.

[00:17:34] [SPEAKER_00]: And that's what I do when I have my warriors stand up

[00:17:36] [SPEAKER_00]: and network at these warrior events.

[00:17:38] [SPEAKER_00]: I tell them go get in a group of five

[00:17:40] [SPEAKER_00]: and tell the people there what your superpower is what you're good at.

[00:17:44] [SPEAKER_00]: Whether it's communication whatever it is.

[00:17:47] [SPEAKER_00]: Because everybody has a superpower.

[00:17:50] [SPEAKER_00]: And so you're operating from passion.

[00:17:51] [SPEAKER_00]: And that passion also of course equates to your it's really the fuel

[00:17:57] [SPEAKER_00]: and it equates to your ability to influence.

[00:17:59] [SPEAKER_00]: So don't settle, don't play small.

[00:18:01] [SPEAKER_00]: Figure out what freaking juices you and inspires you and do that.

[00:18:04] [SPEAKER_00]: And for example if it's not real estate for god's sakes go learn something else.

[00:18:08] [SPEAKER_00]: Because the proverbial shit is about to hit the fan guys.

[00:18:11] [SPEAKER_00]: It's already starting.

[00:18:12] [SPEAKER_00]: We're going to see some incredible freaking deals coming.

[00:18:15] [SPEAKER_00]: We're already starting to see some.

[00:18:16] [SPEAKER_00]: And it's going to get much much better.

[00:18:18] [SPEAKER_00]: So if there was ever a time to get up to speed on something it is right freaking now.

[00:18:23] [SPEAKER_00]: If it's going to be real estate there's different asset classes.

[00:18:26] [SPEAKER_00]: You can do single family, you can do office.

[00:18:28] [SPEAKER_00]: I wouldn't do office.

[00:18:29] [SPEAKER_00]: It's killing dying right now.

[00:18:31] [SPEAKER_00]: Retail, you know self storage mobile home parks.

[00:18:34] [SPEAKER_00]: If it's multi-family you know I would encourage you to apply to my warrior program.

[00:19:16] [SPEAKER_00]: I want to talk about peer group for a minute.

[00:19:19] [SPEAKER_00]: You guys have heard the adage who you hang out with is who you become.

[00:19:22] [SPEAKER_00]: You're the sum total of your three to five best friends.

[00:19:24] [SPEAKER_00]: I will tell you it is absolutely accurate both professionally and personally.

[00:19:28] [SPEAKER_00]: You show me your three best friends.

[00:19:30] [SPEAKER_00]: I'll show you who you are.

[00:19:31] [SPEAKER_00]: Your happiness, your health, your relationships and definitely your finances okay.

[00:19:36] [SPEAKER_00]: You want to be in a group that lifts you up and encourages you and motivates you.

[00:19:39] [SPEAKER_00]: And again I don't keep going back to the warrior group but that's why that is so successful.

[00:19:44] [SPEAKER_00]: See so many of us have people in our lives that are naysayers,

[00:19:48] [SPEAKER_00]: that are afraid of success or they have their own limiting beliefs or fears.

[00:19:53] [SPEAKER_00]: And they will try to hold you back out of fear of losing you

[00:19:56] [SPEAKER_00]: or fear of feeling less than if you succeed and sometimes it's family.

[00:20:01] [SPEAKER_00]: So I'm going to tell you love your freaking family but choose your peers proactively

[00:20:05] [SPEAKER_00]: very carefully.

[00:20:07] [SPEAKER_00]: You know go to local real estate investor club meetings for example or

[00:20:10] [SPEAKER_00]: you know come to one of my boot camps.

[00:20:12] [SPEAKER_00]: I've got one of those coming up in November in Orlando.

[00:20:14] [SPEAKER_00]: It'll be a thousand people there you know or again check out my warrior program

[00:20:18] [SPEAKER_00]: but get around people that want more out of life okay.

[00:20:21] [SPEAKER_00]: Because a rising tide lifts you you know lifts all ships right.

[00:20:25] [SPEAKER_00]: And so you know be very very careful.

[00:20:27] [SPEAKER_00]: You want to be around people that think what you think is easy.

[00:20:30] [SPEAKER_00]: I'm sorry sorry think what you think is hard is easy okay.

[00:20:33] [SPEAKER_00]: You want to be around that if you're going to play somebody in tennis.

[00:20:36] [SPEAKER_00]: Do you want somebody easy you know better than you or worse than you in playing tennis.

[00:20:40] [SPEAKER_00]: Obviously better than you.

[00:20:41] [SPEAKER_00]: And so you want to get around people that you know again that know what that have done

[00:20:47] [SPEAKER_00]: what you want to do and are good at it.

[00:20:48] [SPEAKER_00]: And they've got the blueprint and the map and they know how to get it done okay.

[00:20:52] [SPEAKER_00]: People that want more out of life that aren't going to hold you back super important.

[00:20:57] [SPEAKER_00]: Okay now let's circle back to problems and failure for a second.

[00:21:03] [SPEAKER_00]: I'm going to tell you you know like I said I've had scores of things that I've

[00:21:07] [SPEAKER_00]: tried that have failed and we all have okay.

[00:21:09] [SPEAKER_00]: We really fail our way to success but here's the thing I want you to remember

[00:21:13] [SPEAKER_00]: that you may not realize you may not really give conscious consideration to.

[00:21:18] [SPEAKER_00]: Problems are a freaking gift because they give us feedback.

[00:21:21] [SPEAKER_00]: They tell us what's working and what's not working and candidly the only people

[00:21:25] [SPEAKER_00]: that don't have problems are dead right.

[00:21:27] [SPEAKER_00]: You know I got to meet the billionaire owner of Spanx Sarah Blakely beautiful human being.

[00:21:32] [SPEAKER_00]: I met her at one of the masterminds I was at and that reminds me of a story

[00:21:37] [SPEAKER_00]: I want to tell you about the peer group comment but she told me that her dad used

[00:21:42] [SPEAKER_00]: to ask her and her brother on a weekly basis what have you failed at this week.

[00:21:45] [SPEAKER_00]: And I thought what an awesome freaking question to ask your kids so they don't fear failure.

[00:21:50] [SPEAKER_00]: But back to peer group for one second because I forgot to mention this and

[00:21:53] [SPEAKER_00]: I use a great example of this.

[00:21:56] [SPEAKER_00]: You know back in 2008 and 9 I was in Tony Robbins platinum partnership okay.

[00:22:00] [SPEAKER_00]: It's a mastermind it's extraordinary mastermind it was over it was like 130 grand at that

[00:22:05] [SPEAKER_00]: time it's more than that now but I was around people that were freaking killing it in 2008

[00:22:11] [SPEAKER_00]: and 9 okay they were absolutely killing it.

[00:22:15] [SPEAKER_00]: And they're like you know I was losing everything and they're like get up you

[00:22:20] [SPEAKER_00]: puss 50 million shmilyan go make something happen okay see they had planned for what

[00:22:25] [SPEAKER_00]: was coming on now and that's what I'm telling you you still have time to plan for what's

[00:22:29] [SPEAKER_00]: coming because I really believe we're going to see incredible opportunity in this country

[00:22:34] [SPEAKER_00]: economically and I don't know if you guys know right now our national debt is going

[00:22:38] [SPEAKER_00]: up a trillion dollars every hundred days okay.

[00:22:42] [SPEAKER_00]: Our interest on that debt is 1.2 trillion a year and going up what's wrong with that

[00:22:47] [SPEAKER_00]: freaking picture and we wonder why there's inflation they say it's inflation is being

[00:22:51] [SPEAKER_00]: curbed I'm calling BS they can't they can't curb it but see here's the great

[00:22:56] [SPEAKER_00]: thing about that there's a great thing about inflation yeah it's not great for

[00:22:59] [SPEAKER_00]: people that are struggling but people that get into real estate it is because

[00:23:03] [SPEAKER_00]: in our business any increase to the net income is an exponential increase to the value

[00:23:10] [SPEAKER_00]: and so rents are going to go up because of inflation and you buy a property your

[00:23:14] [SPEAKER_00]: mortgage is locked your mortgage amount's not going up but your rents go up your

[00:23:18] [SPEAKER_00]: net income goes up your value goes up so you know again get serious if you're serious

[00:23:24] [SPEAKER_00]: about this you need to move because once it really gets ugly and the fear is out there and

[00:23:30] [SPEAKER_00]: news is terrible it's going to be much harder to get up to speed because you got to build

[00:23:34] [SPEAKER_00]: relationships and you got to build knowledge.

[00:23:36] [SPEAKER_00]: Seven steps to success I talked about this I talked about this at my last warrior event

[00:23:41] [SPEAKER_00]: the first step again is you got to figure out what you want okay remember without a

[00:23:45] [SPEAKER_00]: vision that people perish a good book somewhere says that so you got to have

[00:23:48] [SPEAKER_00]: the goals right the second step is you got to be aware that success is a journey it's not

[00:23:54] [SPEAKER_00]: a destination and you've got to associate pleasure with the process and the journey

[00:23:58] [SPEAKER_00]: instead of the ultimate outcome you know a lot of you know they say the happiest days of a

[00:24:03] [SPEAKER_00]: boat owner's life of the day they buy the boat and the day they sell the boat it's never about

[00:24:07] [SPEAKER_00]: the goal I'll give you another example of goals here in just a second but you got to be again

[00:24:11] [SPEAKER_00]: associate pleasure with the process the third step is you've got to realize that you're

[00:24:17] [SPEAKER_00]: going to have to sacrifice comfort and short-term pleasure to achieve anything significant

[00:24:22] [SPEAKER_00]: you got to grind for a few years like most people won't see live the rest of your life

[00:24:26] [SPEAKER_00]: most people can't that's the reality and you know I've got warriors that have retired after

[00:24:31] [SPEAKER_00]: two or three years in the program because their income exceeded their high w2 income and they

[00:24:37] [SPEAKER_00]: did this on the side with jobs and kids and everything else they were able to do it so but

[00:24:42] [SPEAKER_00]: you but they had to sacrifice some comfort and short-term pleasure to make that happen

[00:24:46] [SPEAKER_00]: the fourth step is you've got to have a plan and you've got to outline your priorities

[00:24:50] [SPEAKER_00]: goal and then the fifth step is you've got to take massive freaking action and continually do

[00:24:57] [SPEAKER_00]: something every day that moves you closer to your goal every single day you do a little

[00:25:02] [SPEAKER_00]: something and you celebrate that progress happiness doesn't come from the goals it comes

[00:25:06] [SPEAKER_00]: from progress but you got to celebrate that progress and then the sixth step is to celebrate

[00:25:12] [SPEAKER_00]: well I just said that that's the sixth step I got ahead of myself that's to celebrate every

[00:25:15] [SPEAKER_00]: on your journey because again happiness comes from progress and then the last probably most

[00:25:21] [SPEAKER_00]: important step is if you hit a wall you change your approach keeping your eye focused on your

[00:25:27] [SPEAKER_00]: ultimate outcome and change your approach okay so again and then if you hit a wall again

[00:25:33] [SPEAKER_00]: you keep your eye focused on the ultimate outcome and you change your approach again

[00:25:37] [SPEAKER_00]: and and guys success is not a straight line there are a lot of curves and turns in the road

[00:25:42] [SPEAKER_00]: but if you focus on that ultimate outcome and you change your approach ultimately you'll be

[00:25:47] [SPEAKER_00]: successful I remember when I was losing everything in 2010 I almost went bankrupt with a company

[00:25:56] [SPEAKER_00]: that I formed out of the ashes of that crash I built a litigation support company I always

[00:26:00] [SPEAKER_00]: went bankrupt and I had to change my approach and turned it into a you know a 10 million

[00:26:04] [SPEAKER_00]: dollar company I remember when COVID hit I had 800 people scheduled to be in Orlando and we'd

[00:26:09] [SPEAKER_00]: a bunch of tickets or like holy shit guys what are we gonna do we couldn't meet and so I'm in my

[00:26:14] [SPEAKER_00]: backyard shooting a freaking video telling people hey we're gonna go virtual I built this studio

[00:26:18] [SPEAKER_00]: up here one of the buildings in my compound and you know and we we pivoted we changed our

[00:26:23] [SPEAKER_00]: approach and so you know that's what you have to do I want to I want to mention two other

[00:26:27] [SPEAKER_00]: quick things one is gratitude guys when when the going gets tough it is so important

[00:26:34] [SPEAKER_00]: to remember gratitude it's the most important foundational emotion we have available to us it

[00:26:38] [SPEAKER_00]: makes us stronger when we face adversity it strengthens our immune system you know makes

[00:26:43] [SPEAKER_00]: our heart stronger lowers our blood pressure you know brings us closer to our spirituality

[00:26:48] [SPEAKER_00]: and it attracts everything you want into your life okay if most mornings I'll sit on my

[00:26:54] [SPEAKER_00]: recliner and I will just do gratitude for the amazing people in my life my warriors

[00:26:59] [SPEAKER_00]: you know my the people I love and then I'll do gratitude for the things that I want as if

[00:27:04] [SPEAKER_00]: I already have them and I'll sometimes get emotional being grateful for things I don't even

[00:27:08] [SPEAKER_00]: have yet and I'm sure I lost a couple of you on that but I'm telling you this is how I had 50

[00:27:12] [SPEAKER_00]: million to lose and how I got it back so ignore it at your peril okay gratitude is huge you

[00:27:18] [SPEAKER_00]: can't be fearful and grateful at the same time you can't be angry and grateful at the same

[00:27:22] [SPEAKER_01]: time oh I appreciate you sharing all that stuff Rod's like you're you are so good it just

[00:27:26] [SPEAKER_01]: reminds us stringing one thing to the next on all these things that are super important

[00:27:30] [SPEAKER_01]: getting into multi-family here and I know we've gone for for a good bit here so maybe what we

[00:28:23] [SPEAKER_00]: it's just scary you know buying apartments is intimidating and I get it see that's why we
