If you have been in the real estate investing space for any length of time, you probably have heard the consistent theme, pick a particular niche and stick with  it. Become an expert at it. Although, we are inclined to agree, focusing on one particular niche does come with it's own limitations, in particularly in today's very challenging market cycle which seems overly saturated.

On today’s episode, Hemal Badiani, Founder of Exponential Equity, joins us to discuss why he disagrees with this thesis and how he has benefited from "going against the grain." Hemal and his team have been able to gain incredible momentum in growing his portfolio despite the negative impact of COVID. Hemal's philosophy is centered around the notion of being able to flex and pivot into various asset types every few months, if necessary, to compound on their growth. Having the ability to focus on distressed assets that are less desirable across multiple verticals affords Hemal and is team to stay very active in today's tough market climate.

Hemal's professional career started as a financial consultant in which he spent much of his time traveling away from his family. Due to an unfortunate health circumstance with one of his children, Hemal realized that trading time for money was not what he envisioned for his family. Through that troubling experience, Hemal leveraged his strength of building companies and systems to launch his commercial real estate investing career.

In this episode, we discuss:

How did Hemal find his start in the commercial real estate space?
