Multifamily Podcast Network

Commercial real estate investing, particularly multifamily investing, has been the darling of real estate investing for the past decade. The recession resilient elasticity and markedly appreciated values over the past decade have made multifamily the preferred asset type on a risk adjusted basis. Because of its attractiveness and lucrative return profiles, many professionals have found opportunities to transition from their W2’s to being full time active investors.

Our guest on today’s episode is Ryan Nunes, Founder and CEO of Life Changing Capital and data-driven multifamily syndicator who takes an institutional approach to a non-institutional segment of asset class. Ryan was the #1 salesperson leading oil & gas derivative sales teams while working at Wall Street banks for 13 years. He made the transition to multifamily investing last Spring and has since co-sponsored $34 million in assets as a general partner (GP) and invested as a limited partner (LP) in over 2700 units across Texas, Ohio, Florida, Arizona, and Georgia. Ryan is here to share the knowledge he’s gained from balancing various types of investments and quickly developing strong partnerships as well as powerful advice for new real estate investors.

In this episode, we cover:

Was there a fear you experienced, or a mindset shift required in transitioning from Wall Street to the real estate industry?

Why and how did you find a partner so quickly before investing in multifamily assets?

Tax benefits for real estate professionals.

What advice does Ryan have for people regarding adding both investments in Wall Street and in real estate to your portfolio?

The Final Four:

1.     What do you like to do for your continued education to further your investing?

Ryan: “I’m always talking, listening, and taking notes as much as possible. I try to think about what we can do better at what we do, in our modeling, and to get to a quicker ‘yes’ or ‘no’. What can we learn from others? I have humility in the fact that there’s always something new to learn. I surround myself with people who I can learn from and I try to give back and reciprocate the teaching.”

2.     Who has been your biggest inspiration for you success thus far?

Ryan: “There’s been a few for different reasons. One is Neal Bawa, who’s done an amazing job transitioning from tech and deploying tech in multifamily. From a property management perspective, Robert Martinez in Houston is amazing in terms of self-management and his story of being in the trenches to learn the business. Michael Becker’s knowledge of the asset class and his communication with investors is also an inspiration. Then, my partner seems to have an uncanny knack of insight and great perspective on so many things.”

3.     What advice would you give to the listeners to help them grow their businesses?
