Multifamily Podcast Network

Undoubtedly one of the biggest barriers to entry as it relates to commercial real estate investing is the lack of capital. It is the most consistent problem for most real estate entrepreneurs. It’s almost certain that one will need tens of thousands to hundreds of thousands or even millions of dollars to invest in commercial real estate. But how can one get started if they don’t have this amount of capital??

Our special guest on today’s episode is Alex Olson, Commercial Real Estate Agent at Clemons Real Estate. Having been faced with limited resources himself as an active investor, Alex leveraged the power of creative financing techniques to build his portfolio from 0 to 11 multifamily units within only 18 months without using any of his own money. Having performed many real estate transactions using creative financing techniques such as owner finance, Alex has developed a deep understanding of how to educate sellers on these creative financing structures and why it is beneficial for both parties to create a win win scenario.

Alex is an expert in assisting buyers and sellers looking for multifamily properties in Kansas City. He has 15 years of experience in financial services and tech, which he brings into identifying, vetting, and adding value to real estate transactions. Alex holds an Executive Certificate in Business Management from the Massachusetts Institute of Technology, and a BS in Digital Media and Economics from Northwest Missouri State University.

 The Final Four:

1.     What do you like to do for your continued education to further your investing?

Alex: “One of the things that I am focused on is learning for the community. One of those is being part of a book club. Of course, reading real estate books is great. Listening to podcasts like this – I find value in every single episode. Another one, of course, is a mentor if you can find one.”

 2.     Who has been the biggest inspiration for your success throughout your journey?

Alex: “Sam Zell. Not only did he write the book, but he also reads the book in Audible – that has been a huge influence on me. Everyone’s going to say, from a book standpoint, Rich Dad Poor Dad. Logan Freeman has been a great influence to me on the real estate side.”

 3.     What advice would you give to the listeners to help them grow their businesses?

Alex: “Keep it as simple as you can. I don’t care if it’s your first offer. I don’t care if it’s a $10Million deal.”

 4.     How can the listeners learn more about and get connected with you?
